Heating and cooling in Isle of Palms is a rental question as much as a comfort question. The 2020 census counted 4,485 housing units and 4,347 residents here, and 58.1 percent of those units were vacant on census day. On a beach island that mostly points to second homes and rentals, not empty houses. For Aero Air Techs, the island is about 35 minutes by road from our Charleston base.
When the system quits between one booking and the next, the clock is the problem, so this page starts with what to have ready.
What should a rental manager have ready on changeover day?
Four things, and the call goes faster with all of them.
- The exact address and unit. Add whether it sits in Wild Dunes, the private community at the northeast end of the island.
- A way inside. Door code or lockbox, and whether guests are in the house.
- Someone who can say yes. We quote before work begins, so we need a person who can approve it.
- The system details. Where the air handler is, how many condensers serve the house, the filter size and the last service date.
Then be plain with your guests about the wait. We are open around the clock, but 35 minutes is road time over the Isle of Palms Connector, not an arrival promise, and a beach weekend can stretch it. Call as soon as you know, so you can tell the guests something real.
What does City Hall on Palm Boulevard ask of rental owners?
Know the rule that puts a clock on you. The city says all owners who rent residential units need a rental license, whatever the length of stay. Owners must give a contact number that works around the clock, and the owner's representative must be able to be on site within one hour.
That hour applies to your representative, and it is the city's rule. It is not an HVAC arrival time. So settle before the season who will meet a technician and open the utility closet. The city's rental license page is the place to confirm current terms.
Occupancy matters to your system as well. The city puts overnight occupancy at typically two people per bedroom plus two, up to a maximum of 12. Twelve people, wet towels and a slider left open bring in far more moisture than a household of four, and the system runs long to keep up. Swapping filters at changeover is the cheap fix.

Breach Inlet to Wild Dunes: salt, sand and storm tide
Treat every outdoor unit on this island as exposed. It is a narrow strip of land between the Atlantic and the Intracoastal Waterway, and Breach Inlet sits at the Sullivan's Island end, so no address is far from salt.
Salt eats the condenser coil fins, then the cabinet screws, then the electrical contacts. Blowing sand packs into the base of the cabinet. A fresh-water rinse and a look at the contacts each spring buys time, and it is an easy job to schedule between bookings.

Water is the other risk. NWS lists a storm tide of 15.0 feet above mean sea level here during Hurricane Hugo in 1989. If surge or rain ever reaches a unit, keep the breaker off until someone has checked it. Height protects the equipment from water only.

Heating and cooling in Isle of Palms rentals and homes
Here is what island houses tend to need:
- Coastal corrosion AC repair for fins, screws and contacts worn by salt. Units from Breach Inlet up to Wild Dunes take sand as well, so check the base pan along with the coil.
- AC maintenance in spring, before the first full house of the season. With 58.1 percent of units counted vacant in 2020, many systems idle all winter and need a proper start-up check.
- AC repair when a capacitor or contactor fails in the middle of a stay. Give us the city rental contact and door code plan, so guests are not left waiting at a locked closet.
- AC replacement when the coil is past saving, ideally planned for a gap in the calendar. Flood height and a mechanical permit both apply on the island, so start before the season fills up.
- Whole home dehumidifiers for homes that sit closed between bookings and smell damp on arrival. A first-night musty smell can cost a good review, so set a humidity limit that holds when empty.
- Commercial HVAC maintenance for managers looking after several units at once. One unit list with tags, filter sizes and access notes saves a call every time a different guest reports trouble.
“They came on time, explained everything that needed to be done and the work was done in a timely manner. Very professional and would definitely recommend them!”
“Great customer service and prompt arrival. Techs got job completed in a timely manner and prices were reasonable.”

Mechanical permits and flood maps on the island
Ask the city before a replacement. Its fee schedule lists a mechanical permit category, and City Hall is at 1207 Palm Boulevard. Settle who holds that permit before the job is booked.
Flood height is a separate question. Charleston County's flood rule does not automatically apply here, because incorporated towns set their own, and the city has its own flood damage prevention rules. Local real estate guides describe most of the island as Zone AE with Zone VE on the oceanfront, but they disagree at street level. Look up your own lot on FEMA's flood map, then ask the city what height applies.
Mount Pleasant is on the far side of the Connector, which runs from US 17 to Palm Boulevard. See the rest of our service areas for neighboring towns.

Questions about Isle of Palms
Can you work on a rental while guests are staying there?
Yes, if the owner or manager sets it up. Give us the door code or lockbox plan, warn the guests, and keep someone reachable who can approve the work, because we quote before work begins and a guest cannot sign off. Tell us whether the house is in Wild Dunes too, so we can ask how access works there.
What should a guest do when the AC stops on Isle of Palms?
Check the thermostat setting and the filter, then try the breaker once. If there is ice on the copper line or water around the air handler, switch the system off and leave it off, because running it can cause more damage. Put those steps in the house book, along with the manager's number and the location of the air handler.
Is a coil coating worth paying for on a beach rental?
It is worth asking about when you replace a condenser. A factory coating slows salt damage, but it does not stop it, so a beach house still needs fresh-water rinses and a look at the cabinet and contacts each spring. Ask any installer what the coating covers and how the manufacturer treats coastal installs before you commit.
How often should a rental's filter be changed in season?
Check it at every changeover from May through September, and change it when it looks gray. A full house, sand and doors opening to the deck load a filter far faster than a normal household does. Our guide to how often to change your HVAC filter covers sizes and types. Write the size in the house book.
