Heating and cooling on James Island starts with one question: which side of which line are you on? We cover the whole island from our Charleston base, about 20 minutes by road, and Aero Air Techs works on homes and small businesses here. The hard part is not distance. It is the marsh on one side of your condenser, and the fact that three governments share this island.

The Town of James Island counted 11,621 people at the 2020 census. That is only part of the picture. About half the island sits inside Charleston city limits, and the rest is the Town plus unincorporated county land.

Which government covers your side of James Island?

Find this out before you plan a replacement, since permits and flood rules follow the parcel.

City of Charleston Permit Center, 2 George Street City rule: equipment in the flood area goes to Design Flood Elevation
Unincorporated county Charleston County Building Inspection Services County rule below

Charleston County's rule says replacement HVAC in A, AE, AH, AO and A99 zones must sit at or above the existing finished floor or the design flood elevation, whichever is lower. A Substantial Improvement raises that to two feet above base flood elevation. The Town's permit move is recent, and jobs already under way stayed with the county, so call before you assume.

Central Park Road, James Island Creek and salt water in the yard

Look at your street at high tide. Live 5 reported in 2025 that Central Park Road, between Riverland Drive and Fleming Road, floods with tide water often enough that the county planned to raise it about two feet and add tide gates. Storms have also put several feet of water into island neighborhoods, as Live 5 reported in July 2018.

That matters for equipment in a way rain does not. Tide water carries salt, and salt stays behind after it drains. It gets into the contactor and the fan motor, and it pits the base pan from below.

Tide water is salt water. If it reaches the unit, treat the electrical parts as wet until they are checked.

If water has reached the unit, leave the breaker off. If the unit is near replacement and the lot runs low, price a raised stand at the same time. The answer on height comes from the table above.

Humidity and corrosion do most of the damage here. Long stretches of marsh hold damp air around the house, and outdoor units take it every day of the year. These are the jobs that fit the island:

  • Coastal corrosion AC repair when rust reaches the cabinet, coil or wiring on a marsh-front lot. Tide water near the base of a unit adds to the salt air, so look low on the cabinet as well as at the fins.
  • AC repair for capacitors, contactors and fan motors that fail early in wet salt air. Tell us if the unit sits near James Island Creek, because corroded terminals change how we approach the fault.
  • Whole home dehumidifiers for houses that reach the set temperature and still feel sticky. Post-war homes over damp crawlspaces can feed moisture upward, so seal and check the ducts before adding equipment.
  • Duct repair for crawlspace runs that have sagged or soaked through. After tide or storm water gets under a house, check for wet insulation, which should be replaced and not simply dried out.
  • Heat pump repair once cool weather arrives and a salt-worn outdoor coil has to run the defrost cycle. A unit that struggled all summer often shows the weakness on its first cold morning.
  • AC replacement when a flood-exposed unit is done. Since permits follow the parcel, find out whether the Town, the city or the county has your lot before anyone prices a new stand.

Rust at the screws and base pan often shows up before the coil itself gives out.

Post-war suburbs and damp crawlspaces

Date the house, then look underneath it. The island was farmland for generations, and growth sped up after World War II, when it turned into a bedroom community for Charleston. A mid-century home on a crawlspace often has ducts that were added or rerouted over the years.

Moist air under the floor is hard on those ducts. Tape lets go, insulation gets heavy and runs sag until they kink. Then the system loses conditioned air into the crawlspace and pulls damp air back through the gaps.

A damp crawlspace can pull apart duct joints and soak insulation long before anyone notices upstairs.

Inside, keep an eye on the condensate line. A coil that stays wet for most of the year grows slime faster, and a blocked drain can overflow the pan or trip the float switch. If your AC quits on a humid night, check that switch before assuming the worst.

Marsh humidity keeps the coil wet for months, so the drain line clogs faster than most owners expect.

How do Folly Road and Harbor View Road change your timing?

Timing on this island comes down to a few roads. The James Island Connector brings traffic in from the peninsula. Folly Road carries the beach crowd, and it has narrowed to one open lane at Camp Road in past flooding. Harbor View Road has needed pumps to clear standing water. SCDOT also closes the Folly Road bridge over Wappoo Cut at times for inspections.

Here is how a call goes:

  1. Tell us the street and the symptom. Mention tide or standing water so we can plan the route.
  2. Hear a straight answer on timing. We are open at any hour, but high tide and traffic still set the pace.
  3. We test first. Airflow, charge, drainage and corrosion, with extra attention to anything salt has touched.
  4. We quote before work begins. You get the findings first, then the decision.

Anchors are easy to name for directions. Fort Johnson sits on the eastern side of the island, the Secessionville battlefield is on the island too, and the Stono separates you from Johns Island. If your bill says Dominion Energy, ask about its rebates and confirm the terms there first. Heading to the beach? Our Folly Beach page covers the four-foot flood rule on the next island over, and the service areas page has the rest.

Questions about James Island

How far is James Island from your base?

About 20 minutes by road from our Charleston base, on a 10-mile route. The James Island Connector makes that a short trip on a clear day, but Folly Road backs up on beach weekends and low roads can close at high tide. Give us the address and we will talk through timing.

Who issues the permit for a new unit on James Island?

It depends on the parcel. New permits inside the Town of James Island have run through the Town and SAFEbuilt since May 1, 2026. Addresses in Charleston city limits go to the City Permit Center, and unincorporated parcels go to Charleston County. Check your tax bill or call Town Hall on Dills Bluff Road.

Tide water reached my condenser. Can I turn it back on?

No. Leave the breaker off until someone has checked the unit. Salt water attacks the control board, contactor and fan motor, and power can finish what the water started. Take photos for your insurer, note how high the water came, and call us when the road on your street is passable.

How do I know my system is fighting humidity on the marsh?

The house reads 74 degrees and still feels clammy, the floors feel tacky, or the system stops and starts in short bursts. A James Island home by the water sees damp air around the clock. We check sizing, airflow and coil temperature, and a whole home dehumidifier may be the fix.
