Heating and cooling at Folly Beach comes down to salt, height and empty weeks. Aero Air Techs covers the island from our Charleston base, about 36 minutes by road on a 17-mile route, and everything arrives on Folly Road. A summer Saturday or a closure can change that a lot, so call before you count on the map. The city's code sets freeboard at four feet above base flood elevation, and that number shapes where your equipment can go.
Four feet above base flood: what Chapter 152 asks of your equipment
Read the rule before you price a replacement. Freeboard is extra height the city adds on top of the base flood elevation, and the sum is the design flood elevation, or DFE. Chapter 152 of the city code, as published by Zoneomics, says the following:
- The freeboard requirement is four feet, and it applies to utilities.
- Air conditioning equipment and ductwork must be designed or located so water does not enter or build up at the DFE.
- No utilities or components may be attached to breakaway walls, the panels under a raised house designed to give way in a storm.
- Enclosed areas below the DFE cannot be finished living space.
- In V, VE and Coastal A zones, a separate engineer or architect certification is required for coastal high hazard criteria.
Then check your history. The city's flood page says permit values from the past ten years count toward the substantial improvement calculation, and that can bring a house under new-construction standards.

Published code can lag behind amendments. Confirm the current wording with City Hall at 21 Center Street before equipment moves. Ask any contractor how they plan to meet that height, and who will hold the permit.
The Washout, Center Street and salt on every side
Assume the coil is taking salt all year. A barrier island has ocean on one side and the Folly River and marsh on the other, so wind brings spray or damp air from either direction. Exposure runs high from the Washout, where Hurricane Hugo took a string of homes, to the blocks around Center Street.

Salt works on three things at once. It pits the aluminum fins, it rusts screws and base pans, and it creeps into contactors and capacitor terminals. Platform hardware suffers too, and so does anything strapped under the floor.
Keep it simple. Rinse with fresh water, power off, at low pressure. Have the electrical panel opened and checked each year. At replacement, ask about factory coil coating and corrosion-resistant fasteners.

Why does an empty beach house still need its AC?
More than half the homes here counted as vacant on census day. The 2020 census found 2,391 housing units here and called 55.8 percent of them vacant, a figure that takes in homes held for seasonal use. Folly's year-round population fell from 2,617 in 2010 to 2,078 in 2020.
That matters more than people think. A closed-up house in August gains moisture through every gap, and nobody is there to notice a failed unit or a blocked drain. A failure in an empty house can run for days.
- Keep the system running on a setback. Do not shut it off.
- Watch humidity as well as temperature, and use a remote sensor if you are off the island.
- Have someone check the drain and filter between bookings.

Heating and cooling at Folly Beach, part by part
Fix the part that salt reached first, then look at the rest of the system. These services fit the island:
- Coastal corrosion AC repair for pitted coils, rusted cabinets and failing contacts. With wind off the ocean or the Folly River, an island unit rarely gets a salt-free week, so check contacts as well as fins.
- AC replacement when a salt-worn unit is past saving and height has to be planned with it. Chapter 152's four feet of freeboard can move the new unit, so settle the stand before picking equipment.
- Whole home dehumidifiers for rentals and second homes that sit closed. With 55.8 percent of units counted vacant in 2020, plenty of houses here need moisture control when nobody is home.
- AC maintenance with a coil rinse before the season starts. Book around bookings, since a spring visit to an empty house is far easier than one during a full July week on the island.
- Duct repair for runs under a raised floor, where insulation and straps take the weather. Remember that nothing may attach to breakaway walls, which limits how a run can be rerouted below the house.
- Heat pump repair for raised homes that heat and cool from one outdoor unit. Salt keeps working through winter, and a corroded coil can struggle in defrost on the few cold nights the island gets.

One road in: how does a call work from Folly Road?
Start with the cross street. Folly's numbered streets run east and west from Center Street, so that is what we need. Then:
- Tell us if the house is occupied. A rental with guests arriving and an empty second home set different priorities.
- Tell us where the equipment sits. Platform height and access stairs decide what comes on the truck.
- Hear what is realistic on timing. We are open around the clock, though Folly Road still decides much of the drive.
- We test, then give you a clear, upfront quote. Nothing starts until you agree.
Owners of rentals often call from off the island, so tell us who can open the door. If a storm has put water near the unit, leave the breaker off. Our James Island page covers the drive in, and the rest of the coast is on the service areas page.

Questions about Folly Beach
How far is Folly Beach from your base?
About 36 minutes by road from our Charleston base, on a 17-mile route. Folly Road is the way on and off, so a summer weekend or a closure can add a good deal to that. Call with your cross street and we will talk about timing before you plan around it.
Does my replacement condenser have to meet the four-foot freeboard rule?
Ask the city before you buy anything. The flood chapter sets freeboard at four feet above base flood elevation and says it applies to utilities, and it requires air conditioning equipment and ductwork to be designed or located to keep water out at that level. How it applies to your swap depends on your zone and permit history.
What counts toward substantial improvement on Folly Beach?
More than this one job. The city's flood page says permit values from the past ten years count toward the calculation, and crossing the threshold can trigger new-construction standards. A new system after a remodel can matter. Pull your permit history from City Hall on Center Street before you sign a large contract.
Should I turn the AC off between rentals?
No. Set it back, but keep it running. Humidity climbs fast in a beach house shut up in August. Pick a setback that keeps indoor humidity in check, have someone look at the air handler between bookings, and ask about a dehumidifier if the house sits empty for long stretches.
Does home insurance pay when salt ruins my unit?
Usually not on its own, because insurers tend to treat corrosion as wear. Storm or flood damage is a separate question, and flood coverage often has its own policy. Read our guide on whether home insurance covers a broken HVAC system, then ask your agent about your Folly Beach policy.
