Heating and Cooling in Johns Island, SC
A first-summer home off Maybank Highway and an old house out toward Bohicket Road have little in common. Tell us which one you have.

Heating and cooling on Johns Island splits into two jobs. One is a first-generation system in a house barely out of the builder's hands. The other is older equipment on a rural road with a long driveway. Aero Air Techs covers both from our Charleston base, about 28 minutes by road to the middle of the island, and the size of the place adds to that.
This is South Carolina's largest island, about 84 square miles, and the houses are arriving fast. Census data cited by the Post and Courier shows around 15,100 people in 2010 and almost 23,000 in 2024.
What does a visit look like across the Stono?
Plan around the bridges. The Limehouse Bridge on Main Road and the Gelegotis Bridge on Maybank Highway are the Stono crossings most drivers use, and traffic is the complaint you hear most here. Work to expand the Main Road and Maybank Highway intersection was still ahead when the City Paper covered it in 2024.
So a call runs like this:
- Give us the road, not just the island. A home near Maybank Highway and one down Bohicket Road are very different trips.
- Tell us how old the system is. Builder paperwork or the unit's data plate will do.
- Talk through timing. We are open 24 hours, and a bridge backup is no arrival time, so we will not pretend it is.
- We diagnose, then quote before work begins. You get a clear, upfront quote and make the call.

New subdivisions off Maybank Highway
Treat a new system as unproven, not problem-free. The Post and Courier counted about a dozen new communities or new phases under way on the island. Most of the dense building has happened on land annexed into the city.
New homes fail in their own way, and most of it is not the equipment's fault:
- Oversizing. A tight house with a large unit cools fast, stops early and stays damp. A Manual J load calculation, which matches the system to the house room by room, heads that off.
- Attic drains. The air handler usually sits overhead, so a blocked line can end up as a ceiling stain.
- Construction dust. Drywall and sawdust load the first filters and coat the coil. Change filters often in year one.
- Charge and airflow. A busy build schedule leaves little time for fine tuning, and small install faults surface in the first hard summer.

Know your paperwork as well. Manufacturer and builder coverage have their own terms and end dates, and some manufacturers ask for proof of maintenance, so read them and ask.
Heating and cooling on Johns Island, inside and outside the growth boundary
Roughly 20 percent of the island sits inside Charleston's Urban Growth Boundary, by one Post and Courier commentary, and the rest is designated rural. That line explains why you can leave a new neighborhood and reach farmland in minutes. It also shapes the work:
- AC maintenance for subdivision homes coming out of their first few seasons, with charge and drain checks. A dated visit also gives you a record if a manufacturer later asks for proof of service.
- AC repair for capacitors and contactors worn down by long humid summers. Mention which side of the Stono bridges traffic you are on, and whether the home is new enough to carry parts coverage.
- Whole home dehumidifiers for tight homes that hold the temperature and not the comfort. A new house with a larger system can satisfy the thermostat quickly and leave moisture behind, so check sizing first.
- Air purifiers and filtration for new-construction dust and oak pollen. With new phases still going up nearby, a filter can load faster than the label suggests, so check it monthly at first.
- Heat pump repair for rural homes that rely on one system all year. Out toward Bohicket Road, a long driveway and a long trip make it worth having the model number ready when you call.
- Ductless mini splits for detached garages, workshops and additions on larger lots. A separate zone can spare an older central system, and a space with no cooling at all may suit AC installation instead.

Out past the Angel Oak, big trees are part of the job. Live oaks shade a condenser nicely and also drop leaves and moss into it. Keep a couple of feet clear around the unit, and rinse the coil when it looks matted.
Low ground and fill on the island's new lots
Check where water goes before you set a new pad. Drainage has been the sore spot of the island's growth. Charleston has funded drainage fixes here, and City Council moved to limit fill-and-build, the practice of raising a lot with soil. Critics say it pushes water toward the neighbors.
For your outdoor unit, that means the lot next door can change your risk. Walk the yard after a heavy rain. If water stands near the pad, ask about height at your next replacement.

Charleston city limits or county land: who answers for your lot?
The rules split like the island does. About a third of Johns Island is inside Charleston city limits, where machinery in the flood area must go to Design Flood Elevation under City guidance. Most of the rest is county, where replacement HVAC in A and AE zones must sit at or above the existing finished floor or the design flood elevation, whichever is lower. Your tax bill tells you which applies, and the James Island page shows how another nearby island handles its own split. For cost ranges reported in the area, read what AC repair costs around Charleston. Power varies too, since Dominion Energy and Berkeley Electric Cooperative both serve parts of this region, so check your bill before you look up a rebate.

Questions about Johns Island
How long is the drive to Johns Island?
About 28 minutes by road from our Charleston base, on a 13-mile route, and that is the middle of the island. A house out past Bohicket Road takes longer, and the Stono bridges and the Maybank Highway corridor back up at commute hours. Call with your address and we will sort out timing.
Is my Johns Island home in the city or the county?
Check your tax bill, because both are possible. Roughly a third of the island sits inside Charleston city limits, and most of it remains unincorporated county. City addresses go to the Permit Center on George Street. County addresses go to Charleston County Building Inspection Services. Flood rules follow the same line.
What should I check on a new home before the builder's warranty ends?
Check the paperwork first, then ask for a real look at the system. Your builder and the manufacturer each set their own terms, so read both and note the end dates. Ask about charge, airflow, the attic drain line and duct seals. Johns Island subdivisions are young, and small install faults surface in the first summers.
Why does my brand new house feel damp?
An oversized system is the usual suspect. New homes are tight, and a large unit cools the air fast and shuts off before it pulls out much moisture. Short runs, clammy rooms and condensation at the vents all point that way. A Manual J load check tells you whether the size fits, and a dehumidifier can help.
Do you work on older homes out on the rural end of the island?
Yes, we cover the island, so tell us what you have. An older house can have a mix of equipment, duct work added over the years and a long drive in. Give us the road, the age of the unit if you know it, and what it is doing, and we can plan the visit.
