Heating and cooling in Georgetown is shaped by salt water and a very old street plan. Aero Air Techs works from a base in Charleston, and the drive here is about 1 hour 28 minutes by road, 63 miles in all. Long-distance visits to Georgetown are arranged by phone, so that is the place to start. Start with a call, and we will agree on a day.

This is the county seat, it had 8,403 people at the 2020 census, and its grid was laid out in 1729, which makes it the state's third-oldest city.

Booking a visit where US 17 meets US 701

Set the date before anything else. US 17, 17A, 521 and 701 all meet in the center of town, and it is still a long trip from our base.

  1. Tell us the street, the symptom and the system's age. Inside the historic grid, mention that too.
  2. Rule out the small stuff by phone. A clogged filter or a full drain pan should not wait on a long drive.
  3. Settle on a date we can keep. We would rather give you a plain answer than a hopeful one.
  4. See the quote first. We quote before work begins.

Salt, surge and the Sampit River

Four rivers meet at Winyah Bay, and the city sits right on that water. Two things follow.

Salt comes first. Aluminum fins pit and thin, the coil holds less air, and the compressor runs hotter to make up for it. Rinse the condenser coil with fresh water after a blow, with the power off.

Then there is high water. Hurricane Hugo's winds and surge flooded and damaged the city in 1989, and Hurricane Ian made landfall near Georgetown in 2022. If water reaches an outdoor unit, keep the breaker off until it has been checked. When you replace equipment on a low lot, ask the city what height applies before you choose a pad or a stand.

Who signs off on a condenser in the Historic Buildings District?

Georgetown's own board does. Charleston's BAR rules do not apply here. The city's Architectural Review Board has seven members and reviews exterior renovations, new construction, signage and demolition in the Historic Buildings District. The city says no building permit for such work is issued without a Certificate of Appropriateness. The district regulations sit in Article XX of the city's Unified Development Ordinance.

The city's summary of the board's work does not name condensers or mechanical units, so treat this as an open question for your address. Ask Planning and Community Development before you move a unit, add one or cut a new wall opening. The Georgetown Historic District, listed on the National Register, holds more than fifty listed homes, public buildings and sites, and each one can be a different conversation.

On an older lot, where the outdoor unit sits is a design question as well as a mechanical one.

Heating and cooling in Georgetown: work the old harbor houses ask for

Most jobs here trace back to salt, damp air or a house built before ducts:

  • Coastal corrosion AC repair for salt-worn coils close to the bay. Four rivers meet at Winyah Bay, so a house near the harbor can see salt and river damp in the same week.
  • Ductless mini splits where a historic interior has no room for duct chases. On a street grid laid out in 1729, ask the city about the Architectural Review Board before an outdoor unit goes on a visible wall.
  • Duct repair and replacement for long runs added to older frames. At about 88 minutes by road, send a few photos of the crawlspace or attic first so materials come on the first trip.
  • Whole home dehumidifiers for river-damp houses that stay clammy all summer. Check the condensate drain and duct leaks first, because older frames can pull in damp air faster than any machine removes it.
  • AC replacement when a corroded coil makes a repair poor value. Hugo and Ian both reached this harbor, so talk through height and the board's review before a new unit goes in the old spot.
  • Heat pump repair for homes that heat and cool with one outdoor unit. Salt keeps working year-round on a system that never rests, and a long trip means sending the model number ahead.

A failure in the middle of July may be better served by someone nearer, given the distance. A planned trip suits replacement, a historic retrofit or a whole-house moisture problem. Call first so we can confirm a date.

Questions about Georgetown

How long is the drive to Georgetown from your base?

About 1 hour 28 minutes by road, a 63-mile trip from Charleston. That is map time. US 17 traffic and the day's calls both change it, so we do not promise an arrival from a map. Call first and we will talk through what your system needs and what date can work.

Does the Architectural Review Board care about my condenser?

It may, so ask before work starts. The city says its board reviews exterior renovations, new construction, signage and demolition in the Historic Buildings District, and that no building permit for such work goes out without a Certificate of Appropriateness. Ask Planning and Community Development how that applies to your equipment.

Which rebate can I use if the City of Georgetown sends my power bill?

Ask the city first. Santee Cooper's reported heat pump rebate is for its own customers, and it supplies the city as a separate power customer. So a Santee Cooper rebate may not reach a city electric account. Confirm with whoever sends the bill before you choose equipment around a rebate.
