Heating and cooling in Georgetown County is two different jobs split by Winyah Bay: salt and second homes on the Waccamaw Neck, and rivers and older houses around Georgetown itself. The city of Georgetown is about 88 minutes by road from our Charleston base. Aero Air Techs arranges trips this long by phone. Phone us before planning on a visit, and we will set the date together.

The county had about 63,404 people at the 2020 census. More than a fifth of its total area is water, which tells you most of what you need to know about what wears on equipment here.

The Great Pee Dee, Waccamaw, Black and Sampit rivers all drain into Winyah Bay, and the Santee forms the county's southern edge. That water splits the county into three working areas.

The Waccamaw Neck. Murrells Inlet, Litchfield Beach and Pawleys Island sit between the Waccamaw and the ocean. Expect condos, townhomes, golf community houses and marsh-front homes, many exposed to salt.

Georgetown and the rivers. The county seat is a small historic port where the rivers meet. Older houses, tight mechanical spaces and low streets shape the work.

The inland west. Toward Andrews, along US 521, the salt fades and the job looks more like any rural Lowcountry home, with long run hours and a yard full of pines.

Condo condensers in a row share the same salt and wind, and one bad unit is easy to miss.

The bay splits the county, and so does the service list.

  • Coastal corrosion AC repair on the Waccamaw Neck. Salt-exposed homes around Pawleys Island need the coil and the electrical contacts looked at together, since terminals often fail first.
  • Whole home dehumidifiers for second homes that sit closed. A shut beach house gathers moisture with nobody there, so plan a set humidity limit before the season.
  • AC replacement after flood damage or at end of life. The county's memo puts HVAC at base flood plus one foot in certain zones, so confirm the height first.
  • Heat pump repair in river country, where one system runs all year. On a long trip, send the model number ahead so the likely parts can come on the first visit.
  • AC maintenance planned around the distance. A spring date set in advance suits this county better than waiting for a July failure at the far end of US 17.
  • Ductless mini splits for older homes near the city's historic grid. Georgetown's review board may need to see outdoor equipment, so ask before choosing where a unit will sit.

How does salt treat condensers on the Waccamaw Neck?

Badly, and from the bottom up. Salt film settles on the coil fins and cabinet base, then works into terminals and screws. Rinse the condenser with fresh water, and ask about air conditioning service that includes the electrical contacts, not just the filter.

Rentals and second homes add a wrinkle. A house that sits closed for weeks can turn musty even when nothing is broken. Keep the system running on a sensible setback or add a dehumidifier, and have someone check the drain before guests arrive. A clogged line in a vacant house can run unnoticed for a long time.

A house that sits empty still needs humidity control, or the damp gets into the furniture and ducts.

What did Hurricane Florence teach Georgetown about rivers?

That the wind is not the whole storm. Florence came ashore in September 2018 and largely spared the county from wind, then the rivers rose. Reports at the time described the county recommending that almost 8,000 people leave their homes as the water moved downstream, days after the skies cleared.

So watch the crest forecast, not the clouds. If water is heading your way, cut power at the breaker before it reaches the unit, and leave wet equipment off until it has been checked. River water is fresh, and it still ruins contactors and control boards.

Screven Street or Pawleys Island: who answers for your permit?

Find your jurisdiction before you pick equipment. Georgetown County's Building Department at 129 Screven Street covers unincorporated areas and enforces HVAC, gas and flood zone rules along with the building code. Its VE and Coastal A memo says heating and air conditioning equipment, ductwork included, must be designed or placed to keep water out at the base flood event plus one foot.

The Town of Pawleys Island runs its own building department at Town Hall on Myrtle Avenue. Its flood page says the entire town lies in a flood hazard area. The county adopted new flood insurance rate maps in 2023, so an older survey may not match the current map. The rules around wave action lines have also been in flux at the State House, so ask the office for the current standard. Check with the City of Georgetown for addresses inside city limits.

Which utility, and what does winter look like?

Check your bill. Santee Cooper reports direct retail customers in parts of Georgetown County, and a heat pump rebate has been reported for its own customers, so confirm the details with them before you buy.

Winters are mild, but occasional freezes reach the county, and heat pumps still need a working defrost cycle. Our heating page covers what to check in the fall.

How does a trip up US 17 get scheduled?

By phone, with a real date. We will ask for the address, the symptom and the system's age, then tell you when we can come. A long drive is exactly why we want the details first, so the likely parts come along when possible. We quote before work begins.

Start with our Georgetown page for the county seat. The homepage sets out how we approach a job, and the service areas page lists everywhere else.

Questions about Georgetown County

How far is Georgetown County from your base?

The city of Georgetown is about 88 minutes by road from our Charleston base, 63 miles away. Pawleys Island and Murrells Inlet sit farther up US 17 and take longer. We arrange these trips by phone and cannot promise a quick visit, so talk to us about the date before you plan around it.

What height does my AC need in a Georgetown County flood zone?

It depends on the zone and the jurisdiction. The county's VE and Coastal A memo says heating and air equipment must be protected from water up to the base flood event plus one foot. Pawleys Island runs its own department. Ask the right office for the number that applies to your lot before you buy.

How do I look after a second home's HVAC between visits?

Do not shut it off completely. A closed-up coastal house needs some cooling or a dehumidifier to keep humidity down. Change the filter on arrival, pour water into any dry drain trap and ask a neighbor to check the thermostat after storms. A Wi-Fi thermostat can alert you when the house goes out of range.
