Heating and cooling in Berkeley County splits into two jobs: looking after brand-new systems in the subdivisions, and keeping older ones going in the suburbs and around the lakes. We are based in Charleston, and our drive times here run from about 18 minutes to Hanahan to about 39 to Moncks Corner, by road from our Charleston base.

Population stood at about 229,861 at the 2020 census. The 2010 count was 177,843. That 29 percent jump ranked it second in the state, behind Horry County, according to ABC News 4.

Why Cane Bay and Nexton need a different conversation

Growth has not slowed. Federal data show 3,169 new private housing structures authorized by building permits in the county in 2024. The Post and Courier describes Cane Bay as a 4,500-acre tract permitted for 10,000 homes, with Nexton just to its south.

New does not mean trouble-free. Builder systems go in on a production schedule and rarely get a second look, so check three things in the first few years:

• Airflow. Crushed flex duct or a closed damper can leave a bonus room warm.
• Drainage. A poorly sloped condensate line tends to show itself in the first hard summer.
• Refrigerant. New residential systems moved off R-410A toward R-454B and R-32 from January 2025, so a recent home may need different parts and handling than the neighbors' older system.

Keep your paperwork. Ask your builder which manufacturer warranty applies, and whether the equipment was registered.

Conditions change as you drive north on US 52.

The south end. Hanahan and Goose Creek sit close to the Cooper River and the Goose Creek Reservoir. Many homes here are older, ductwork may be original and low lots can take on water.

The I-26 corridor. Ladson and the Cane Bay side are inland suburbs. Salt is rarely the concern. Long run hours and tightly built homes are.

Moncks Corner and Lake Moultrie. Shade, damp air and lake humidity keep coils and condensate drains busy, and the winters bite sooner than they do near the harbor.

The rural north and east. Communities such as Cross, Bonneau and Huger are long, spread-out drives. The county also holds part of the Francis Marion National Forest. Trips out there are planned by phone.

The county's two ends need different work, so these services are worth matching to your house.

• AC maintenance for first-generation systems in Cane Bay and Nexton. A dated spring visit tests a young system before its first long heat wave and keeps a record if a manufacturer asks.
• AC replacement for aging suburbs around Hanahan and Goose Creek. An original unit in an older subdivision deserves a repair-or-replace comparison before anyone pays for a compressor.
• Heat pump repair near Moncks Corner, where freezes arrive ahead of the coast. Defrost and backup strip faults show up there first, so test the heat on a mild fall day.
• Whole home dehumidifiers for lake homes that sit closed for stretches. Damp air off Lake Moultrie and the Cooper River can settle in a shut house, and a set humidity limit helps.
• Duct repair for rooms that never even out. Fast-built homes and older ranches both hide problems in the attic, and leaks pull humid air straight into the system.
• Thermostat installation for new homes with zoned or smart controls. Correct setup matters on a heat pump, since a bad setting can bring on backup strips too early.

How cold does it get around Moncks Corner?

Colder than the coast, and sooner than many new arrivals expect. The NWS table for 1991 to 2020 lists Moncks Corner 4 N at November 26 for the first freeze and March 10 for the last. The Jamestown station, whose record the NWS flags as incomplete, shows November 13 and March 22.

That matters for heat pumps. Each freeze brings defrost cycles and backup heat, and backup strips pull a lot of power. Who issues permits, and who sends the power bill?

Berkeley County's permitting department issues building, electrical, mechanical, plumbing and gas permits from 1003 Highway 52 in Moncks Corner. Incorporated cities such as Hanahan run their own offices, and Goose Creek should be checked separately. A Summerville mailing address can still sit in Berkeley County, so confirm the jurisdiction first.

Power is just as split. Santee Cooper, based in Moncks Corner, reports direct retail customers in parts of the county. Berkeley Electric Cooperative and Dominion Energy serve other parts. Rebates differ by provider, and Santee Cooper's program is for its own customers, so check your bill and confirm the terms with your utility.
