Heating and cooling in Beaufort starts with where the house sits: most of the city is on Port Royal Island, and downtown is a peninsula pushing into the Beaufort River. We are based in Charleston, and Beaufort is about 1 hour 39 minutes from there by road, on a 70-mile route. A long-distance visit like this gets arranged by phone before anything else. Call first so we can confirm a date.

Chartered in 1711, Beaufort is the state's second-oldest city, with 13,607 people at the 2020 census.

A Certificate of Appropriateness before the condenser moves

Get the review question answered first. The original town covers 304 acres, joined the National Register in 1969 and became a National Historic Landmark in 1973. Its period of significance now runs to 1950, so a house does not have to be antebellum to count.

Beaufort's rules are its own, and Charleston's BAR guidelines do not carry over. The city requires a Certificate of Appropriateness for additions, demolitions, new construction, renovations and site work. The Historic District Review Board has jurisdiction over most projects, guided by Article 4 of the Beaufort Code, the 2022 Beaufort Preservation Manual and the Secretary of the Interior's Standards.

For new construction, the city's major review packet asks for a site plan showing any new or existing mechanical equipment and screening area, so equipment placement is part of what the board sees. The manual is searchable on the city's site. Read it, then ask staff how your project will be reviewed. The Preservation Neighborhood and the Northwest Quadrant are handled differently.

Port Royal Island tides, damp crawlspaces and tall old frames

Salt and moisture do most of the damage here. Tidal water surrounds Port Royal Island, so outdoor coils near the river pit faster than the same unit inland. A yearly coil rinse and a look at the cabinet screws and fins are cheap insurance.

Old raised houses add their own trouble. Tall rooms and big windows are lovely and hard to cool evenly. Ducts under the floor sit in damp air and sweat. Look your flood zone up on the map before you replace anything outdoors, then ask the city what height applies.

Heating and cooling in Beaufort: where the work usually starts

  • Ductless mini splits where historic plaster and trim leave no path for a duct. Inside the 304-acre district, the outdoor section may need a Certificate of Appropriateness, so raise that before picking a wall.
  • Duct repair and replacement for runs under raised floors. River damp and crawlspaces work on wrap and straps, so have the condition photographed before the long trip so we can plan the materials.
  • Whole home dehumidifiers for river-side houses that hold moisture. On the Port Royal Island peninsula, tall old frames can stay damp in shoulder seasons when the AC barely runs and dries nothing.
  • Coastal corrosion AC repair when salt has reached the coil. At about 99 minutes by road, send photos of the fins and contacts first, because that decides whether a trip should bring repair parts or a quote.
  • Heat pump installation to suit a short winter. One outdoor unit can replace two systems in a house where space is tight, but in the district its location is the first thing to clear with staff.
  • AC replacement for a unit inherited on a military move. Read the data plate first, then decide, since an unfamiliar system may simply need a repair and not a new start.

Local help may suit a sudden failure better, since the drive here takes more than an hour and a half. Planned work is where a trip from Charleston makes sense, and that covers a permit-sensitive replacement, a ductless retrofit or a look at a damp old house. Have the Certificate question answered before anyone orders equipment.

How short are winters near the Beaufort River?

Short, and the numbers show it. NWS data for the Beaufort MCAS station puts the average first freeze on December 3 and the last on February 28. Walterboro 1 SW, inland in Colleton County, averages November 12. So a heat pump often covers winter here, and comfort depends more on humidity control than on heating capacity.

Moved here on orders? Start with the data plate

Marine Corps Air Station Beaufort was annexed into the city in the 1990s, and Parris Island sits nearby. If you have just bought or rented off base, find out what you inherited. Read the data plate, change the filter and clear the drain line.

Next, check who sends the power bill. Live 5 outage breakdowns name Dominion Energy and Palmetto Electric Cooperative in Beaufort County, and an address can fall to either. For Dominion accounts, see Dominion's rebate page and confirm the terms. For Palmetto Electric, ask the co-op directly.

To set up a visit, call with the address and the symptom. We will go through the simple checks by phone, settle on a date, and quote before work begins.

Questions about Beaufort

How far is Beaufort from your Charleston base?

About 1 hour 39 minutes by road, on a 70-mile route. Treat that as map time, because traffic on the day changes it. Long-distance visits are arranged by phone. Give us the address, the symptom and the system's age, and we will talk through a date before you plan around it.

Do I need a Certificate of Appropriateness to replace a condenser?

Ask the city before work starts. Its Historic District page requires one for additions, demolitions, new construction, renovations and site work, and the Historic District Review Board has jurisdiction over most projects. A like-for-like swap may be handled differently from a move to a new spot, so have staff confirm your address.

I just moved near Marine Corps Air Station Beaufort. What should I check first?

Find the data plate on the outdoor unit and read the age from the serial number or the paperwork. Change the filter, clear the drain line and look at the coil for white pitting. Those three checks tell you a lot about what you inherited before the first long stretch of summer heat.
