Heating and cooling in Colleton County starts with a phone call and a plan. Walterboro, the county seat, is about 80 minutes by road from our Charleston base. Much of the county sits well beyond it. Aero Air Techs is based in Charleston, so we arrange long-distance visits here by phone and will not promise a quick arrival.

The county had about 38,604 people at the 2020 census, spread across more than 1,000 square miles of land, the fifth-largest land area in South Carolina. Unlike the counties closer to Charleston, it barely changed in a decade: 38,892 people lived here in 2010.

Heating and cooling in Colleton County: planning the trip

Good information saves you a second visit. Before you call, gather three things:

  1. The system's age and type. A photo of the outdoor unit's data plate helps.
  2. The symptom and when it started. Include any breaker trips.
  3. How to reach the unit. Tell us about gates, soft sand or a long drive.

We will confirm a date, and we quote before work begins. If the problem can wait a day, we will say so. If a simple breaker or filter check might get you running, we will talk you through it first.

These services suit the county's mix of rural homes, river lots and beach houses.

  • Heat pump repair for inland homes that lean on backup strips. Those strips see real use on Walterboro's colder nights, so test them before the first freeze and not on it.
  • AC maintenance booked well ahead, because of the distance. Combining a coil check, drain clearing and an electrical test on one planned trip makes more sense than waiting for August.
  • AC replacement when an old system on low ground is finished. A raised pad near the Edisto River is worth pricing, and the county asks for a flood application in A, AE, V and VE zones.
  • Coastal corrosion AC repair at Edisto Beach, where salt works on coil fins and terminals. Expect a very different job from an inland heat pump in the same county.
  • Ductless mini splits for older Walterboro homes and rural additions with no duct route. Check for historic district rules before an outdoor unit goes on a visible wall.
  • Whole home dehumidifiers for river-bottom homes that stay damp. Moist air off the Edisto keeps drains and coils working hard, so look at the drain before adding equipment.

Manufactured homes from Round O to Ruffin

Look under the house first. SC Housing's 2021 county fact sheet put mobile homes at about 38.9 percent of Colleton's housing, well above the 16.2 percent the state reported statewide for 2015 to 2019. That makes belly ducts one of the most important systems in the county.

A manufactured home usually moves air through a duct in the floor, fed by a package unit or a split system. Crossover ducts tear, belly wrap sags and critters get in. When that happens you are cooling the crawl space instead of the bedrooms, and the bill climbs with no change at the thermostat.

Fix the ducts before you replace the unit. A new heat pump on a torn crossover will disappoint you.

Why does Walterboro freeze weeks before Edisto Beach?

The ocean sets the difference. Walterboro 1 SW averages a first freeze on November 12, while Edisto Beach State Park waits until December 6, in NWS data for 1991 to 2020. The last freeze runs March 19 inland and March 1 at the beach.

That one county holds two climates, so the equipment advice changes too. Inland, many rural homes run heat pumps with backup strips, because a gas main does not reach every road. Those strips see real use on cold nights, so test them in the fall. Our heating page explains the basics. Out at the beach, heating is a lighter job, and salt becomes the thing to plan around.

On a raised beach house the unit often sits on a high platform, which keeps it above water but in the wind and salt.

Edisto River high water and rural yards

Treat a rising river as a countdown. County fire officials have said the Edisto floods at ten feet and that major flooding begins at 15. Tropical Storm Debby pushed water up across the county in August 2024, and residents along the low ground know the routine.

Shut the system off at the breaker before water reaches it, and do not restart anything that got wet. When a replacement comes due on low ground, a raised pad is worth pricing. Between floods, damp river-bottom air keeps air conditioning drains and coils working hard, so clear the condensate line each spring.

Klein Street or Edisto Beach: which office covers you?

Colleton County Planning and Development works from 31 Klein Street in Walterboro. Its permit forms ask for your FEMA flood zone and call for a separate flood application in A, AE, V and VE zones. Manufactured homes have their own permit application.

Edisto Beach is different. The town was annexed from Charleston County in 1975 and has its own building department. Its non-conversion agreement says mechanical devices cannot go below base flood elevation plus three feet, so confirm that height with the town before you buy. Smaller towns such as Williams and Smoaks may route permits differently, so ask.

Questions about Colleton County

How far is Colleton County from your base?

Walterboro is about 80 minutes by road from our Charleston base, a 49-mile trip, and much of the county is farther off the main roads. We arrange these visits by phone, so please do not count on a quick arrival. Call first and we will confirm a date with you.

Can you work on manufactured home HVAC?

Tell us the make of the unit and how the home is set up when you call, and we will say what we can do. Manufactured homes usually run a package unit or a split system tied to belly ducts, and those ducts deserve a look first. Listed parts and clearances can differ from a site-built house.

What should I do with my system when the Edisto River rises?

Shut it off at the breaker before water reaches the unit. River floods here can build over days, so you often have time. Do not restart anything that got wet, because water in the contactor and control board can cause more damage. Photograph the water line, then call to arrange an inspection.

Does Edisto Beach have different rules from the rest of the county?

Yes. The Town of Edisto Beach has its own building department. Its non-conversion agreement says mechanical, electrical and plumbing devices cannot be installed below base flood elevation plus three feet. The town's checklist also treats V-zone work separately. Confirm the current rule with the town before you buy a replacement unit.
